Parallel Directions Completes NZ’s First Research On Commercial Property Leasing Strategy

Hierarchy of property skillsThe focus of this blog over the past couple of years has been to draw on my first-hand experience of commercial property leasing in this country.

Other than various surveys on market trends, usually conducted by real estate agencies, very little solid research has ever been conducted into how business leaders approach their property leasing strategies.

So I decided to initiate a survey of a wide range of New Zealand businesses to investigate their approach, knowledge and understanding of commercial property leases to test some of my assumptions.

It has been a very revealing exercise, showing both the lack of knowledge and in turn the opportunity for businesses to gain advantage from taking a more strategic approach to their leased commercial properties.

We sought to gain insights into three key questions:

  • Do businesses have reactive or proactive strategies regarding the commercial property they occupy?
  • Do organisations consider property as part of their drive to improve productivity and profitability?
  • Do businesses recognise the opportunity of using property strategies to grow their business?

Over the coming weeks I will discuss here some of the findings. It’s fair to say there were a few surprises; particularly in terms of business leaders’ knowledge about some of the important components of their leases.

Next month I will also discuss the findings further in an article in a new property and design magazine called Interior being launched by AGM Publishing. I will be a regular columnist for Interior magazine.
